MSC Commercial News: Largest Medical Office Building in Lake Nona Sold for Just Under $12M

The Medical Office Building at Lake Nona sold Wednesday, July 11 and is located at 10920 Moss Park Rd and is 27,500 SF.

The Medical Office Building at Lake Nona, the largest lot of its kind in the burgeoning wellness municipality within Orlando, sold Wednesday, July 11, 2018 for $11,086,040 to Miami-based, investment firm PrimeMed Realty. Gail Bowden of MS&C Commercial specializes in landmark medical and industrial investment sales and negotiated on behalf of the seller, Australian Holdings, Inc. Internal divisions at PrimeMed handled the purchase side of the transaction. Located at 10920 Moss Park Road, the 27,000-square foot, NNN Investment property is 90% leased and sits on a 4.04-acre lot. Tenants include Florida Autism Center, Orlando Integrative Medicine and ActivCore Physical Therapy. This is one of many multi-million dollar deals Ms. Bowden has closed on behalf of the MS&C Commercial Orlando office, bringing her total career sales to more than $200 million. In 2016, she was recognized as one of Real Estate Forum’s Women of Influence for her continued achievement in the traditionally male-dominated commercial real estate industry. This is PrimeMed Realty’s second major purchase in the Orlando area, acquiring a free-standing, class A medical office building in Longwood, Fla. last October.

As reported by The Wall Street Journal and CBS News, Lake Nona’s progressive approach to holistically taking care of residents by engineering a community that caters to mental, physical and environmental wellness is quickly garnering national attention. The Global Wellness Institute, a 501(c)(3) with a mission to empower the cause worldwide, cites that the wellness real estate movement currently accounts for 134 billion dollars of the industry globally, attracting both public and private entities that see the fiscal and societal benefits.
“Lake Nona is definitely a city to watch in terms of commercial development because of its unique characteristics and the community standards in place to protect its integrity,” says Gail Bowden of MS&C Commercial. “There’s an unprecedented level of local insight integral to the success of any commercial deal in Lake Nona, because investors need to show the intrinsic value they provide to the community let alone the financial stability to convince the seller.”
