Sarah Toedman serves as a Commercial Advisor with Michael Saunders & Company, where she specializes in guiding investors and business owners through commercial leasing, acquisition, and land opportunities across Manatee and Sarasota counties. A lifelong Manatee County resident now based in Parrish, Sarah brings deep local knowledge, a strong work ethic, and a practical, relationship-driven approach to every transaction.
Raised in Bradenton, Sarah’s roots in the community run deep. Her lifelong familiarity with the area, combined with more than six years of real estate experience, allows her to advise clients with clarity and confidence in a market she knows exceptionally well.
Sarah holds a bachelor’s degree in Political Science from Florida State University, where she developed critical thinking skills and an appreciation for complex systems—tools that now serve her well in commercial real estate. Prior to joining MSC Commercial, she spent more than six years with Neal Signature Homes, gaining hands-on experience in sales, transaction management, and client relations. That background gave her a strong foundation in pricing, expectations, and deal structure, which she now applies on the commercial side.
Known for her integrity, focus, and resourcefulness, Sarah approaches each assignment with a clear philosophy: under promise, over deliver. She places a strong emphasis on setting expectations early, communicating transparently, and following through consistently—practices she believes are essential to building trust and long-term relationships. Clients value her ability to understand motivations on both sides of a transaction, negotiate effectively, and keep deals moving forward with purpose.
Sarah’s primary focus is working with small to mid-sized businesses, entrepreneurs, and investors—particularly those seeking retail, office, or land opportunities as they establish or expand their presence in the community. She is especially interested in helping emerging business owners navigate the commercial landscape and make informed decisions that support sustainable growth.
Active in the professional community, Sarah is pursuing membership in CREW and is a member of the Tiger Bay Club and has previously been involved with organizations such as Take Stock in Children, TEDxBradenton, and the Junior League of Bradenton.
Outside of work, Sarah enjoys the Suncoast lifestyle to its fullest. She spends much of her free time on the water—boating to New Pass or Egmont Key—staying active through fitness and wellness pursuits, gardening, and enjoying time with friends and family. She appreciates the unique balance the area offers, from preserved natural spaces to vibrant dining and nightlife in Sarasota, Tampa, and St. Petersburg.
