We had a great experience working with Adrienne and Bill on a condo purchase on Long Boat Key. We came in from out of town, so had a very limited amount of time to look. Prior to our visit we communicated by email to establish what our wants/needs in a property were. Adrienne followed up quickly with well categorized groupings of properties, which we narrowed down, and she then organized into a schedule we could manage in the time available. While viewing properties she and Bill were helpful but not intrusive, answering our questions on the spot, or in follow up. Our purchase went smoothly, no doubt because Adrienne was on top of all the working parts and made sure things happened on time. We very much enjoyed working with Adrienne and Bill. Communications were very prompt, we liked viewing properties with them and felt we could trust them. They are Long Boat Key locals and their knowledge and love of the island is very apparent, and helped in our decision-making. We are very happy with our purchase, and highly recommend Adrienne and Bill.

We worked with Todd on the procurement of a lot to build a new home, the building of the new home, and the sale of our old home once the new home was completed. Todd provided excellent guidance at each step of the process, was very communicative, and was very patient throughout what ended up being 2 1/2 year process from the time we found the lot to the time we completed the home. Beyond our positive interactions with Todd, the biggest advantage in working with Todd came from his immense network of contacts. Because of his network, he found us the lot for our home off market and also got us offers on our old home before we event put it on the market. In a real estate market that is still very competitive due to low inventory levels, his ability to find buy and sell opportunities off market was invaluable. We would definitely work with Todd again on both the buy and sell side.

I have bought and sold several homes over the years and worked with many different realtors. My experience working with Judy Nimz was, by far, the easiest transaction I’ve ever had. To determine the right price at which to list my home, Judy came equipped with the most thorough comparable recent sales information that I have ever received. Because the property was listed correctly and the marketing plan was so well done, I was able to achieve a sale in a short amount of time. Judy worked diligently to help me achieve a smooth closing that would accommodate me even though I moved out of Florida prior to the closing date. She is absolutely the best!!

We used Todd in the Spring of 2024 to sell and buy in Brookhaven. Prior to this Todd was our agent as first time home buyers in 2017. What stood out to us most in 2017 was his advocacy for us in the entire process from offer to close; which made it a no-brainer for us to use him again once we were ready to sell. Not to even mention his deep knowledge of the Brookhaven market developed over his 20+ years of experience. He helped us navigate what is a very tricky process of selling and buying in a highly competitive and aggressive market. As our listing agent he helped us prepare to hit the market both with valuable insights and critical suggestions on much needed repairs and touch ups. His ability to market the property was top notch as we listed on a Monday and had over a dozen potential buyers through the house by Tuesday night resulting in a multiple offer review Wednesday morning. All the while he was serving us tirelessly as our buyer’s agent on a tough negotiation on a house we loved. Ultimately this resulted in the dream scenario of being able to go under contract as a seller of our old house and buyer of our new house in the same hour! From binding agreement to close is never a given, and Todd worked tirelessly during this period to avoid any hiccups. Everything worked out perfectly, and there is no doubt we would use Todd again in the future as well as recommend him to family and friends!
